THE residential house sale price record for South Brisbane has fallen after a jaw-dropping renovation and extension of this home resulted in a $2.75 million sale.
This comes as one of Brisbane’s top agents labelled the suburb’s market the best he had seen it in more than a decade.
High ceilings are a feature of the house.
The 31 Brook St residence went under the hammer earlier this month, with three registered bidders vying for the architecturally designed property.

Mr Adcock said the property was bought by a family from Indooroopilly.
“The position is absolutely fantastic as it is walking distance to all the amenities of West End, South Brisbane and South Bank,” Mr Adcock said.
“The house itself was pretty spectacular, it was over three levels and … the cottage at the front was turned into a massive contemporary home.”
The kitchen has a slightly industrial vibe.
The property has six bedrooms, four bathrooms, parking for three cars and an inground pool.
The agent said the housing market in South Brisbane was “absolutely heated.”
